Fake landlord or property manager claiming the lease is up for renewal and requiring wire transfer of security deposit or first month rent to secure the unit before it is re-listed — wire-fraud / advance-fee attack; real lease renewals and deposit collections use authenticated property management portals, never cold email wire-transfer demands.

What this tier means
High-confidence threat indicator — phishing, impersonation, BEC, or scam pattern. Strong contributor to the trash decision.
How Gorganizer detects this
Fake landlord, property manager, or rental management company claiming the recipient's lease is up for renewal and requiring immediate wire transfer of a security deposit or first month's rent to secure the unit before it is re-listed to other applicants — wire-fraud / advance-fee attack. Real lease renewals and deposit collections are handled through authenticated property management portals (AppFolio, Buildium, Cozy, Rentec Direct) or direct bank transfer with a verified landlord established through the original lease; cold emails demanding wire transfer to "secure the unit" before it is re-listed are wire-fraud and advance-fee attacks. Distinct from realestate-earnest-money-wire-fraud (purchase earnest money) and lease-early-termination-penalty-phish (termination penalty) — this targets the rental lease renewal / deposit-wire pretext specifically. Detection: lease/rental up for renewal/expiring + wire deposit/first month rent to secure unit before re-listed vocabulary + no List-Unsubscribe + no In-Reply-To + not protected sender. Trash score: +4. Source: GC1-R26; FBI IC3 real estate wire fraud advisory 2025; FTC rental scam report; CFPB rental wire fraud consumer alert.
False-positive guard
Every signal in Gorganizer feeds a multi-module score — never a sole verdict. This is a threat-tier signal — it adds a strong contribution to the trash score. The full pipeline still requires convergence across multiple modules + a margin over the safety floor before deletion happens, and Gmail's trash (30-day recovery) is always used — never permanent delete.
About the scoring engine
Gorganizer's scoring engine emits 2,143+ signals across six modules — headers, sender, subject, body, attachments, and structural metadata. Every email is scored by every module independently; the final verdict requires multiple modules to agree and the trash score to beat the safety floor by a margin.
Sacred safety guards — never delete starred emails, replies, calendar invites, receipts/invoices, or attachments — apply unconditionally regardless of any signal.
